The Property Development Project Manager contributes to the company’s success by providing strategic planning, project management and financial oversight in all development projects while maintaining the highest possible standards of excellence when it comes to quality.

The Project Manager will be responsible for the delivery of the Property Development program and responsibilities will commence in the development lifecycle at the site identification and acquisition stage right through due diligence to construction, finishing and to the ultimate handover. The role will require frequent and regular site visits.

Every development project has challenges and issues that need to be resolved, and this role will be to leverage and deploy strong leadership and problem solving skills in order to lead the process so that budget monies and time frames are met, and outcomes are consistent with quality expectations.

Roles and Responsibilities

  • Oversee scheduling of work in line with the company goals and objectives
  • Prepare initial pre-commencement programme and present to both the development team and the clients
  • Communicate and manage all issues and risks affecting the development projects
  • Communicate project status to project participants and stakeholders accurately and on time.
  • Manage development projects on multiple sites and ensure that each site adheres to standard safety protocols.
  • Develop and implement solutions to correct any deviations
  • Lead and manage a team of professionals to ensure effective project delivery
  • Develop and manage budgets for development projects together with the Quantity Surveyor and Acquisition Manager during the site acquisition phase. Appraise and profile the associated risks for development.
  • Manage the site Due Diligence process in order to ensure that all development risks are identified and quantified.
  • Manage the approval and permitting phase of the development process and ensure approvals are in line with company requirements. Maintain positive relationships with jurisdictions and planning commissions to ensure same
  • Manage the detailed design phase of the projects, ensuring strict adherence to corporate specifications and attention to cost management
  • Managing the bidding, negotiation and construction contract process
  • Monitor general contractor and vendor performance during construction phase
  • Ensure that the projected expenditure is under constant review and any anticipated deviations are highlighted and controlled
  • Ensure that construction projects are in line with current health and safety laws and internal company requirements
  • Support development efforts by working closely with other team members to determine more effective processes and tools

Minimum Requirements

  • Degree or equivalent in Project Management or any property/construction related discipline
  • At least 2 years working experience in the construction, real estate or property development industry
  • Relevant work experience as a project manager
  • Attention to detail, can work independently and prioritize workload
  • Has a proactive, hands on approach
  • Strong written and communication skills with focus on delivering high quality customer service
  • Outstanding problem-solving ability and strong decision-making skills
  • Excellent team player
  • Experience working with contractors and sub-contractors
  • Ability to meet deadlines and work effectively in a complex and dynamic environment
